2.    Paying for the cottage

(a)    For bookings made more than 8 weeks in advance you must pay us 25% of the total amount payable for your booking at the time of booking. We must then receive the balance of 75% of the total amount payable by you by the date set out in your confirmation email (which will generally be 8 weeks before the start of your stay).

(b)    For bookings made less than 8 weeks in advance, you must pay us the total amount payable for your booking at the time of booking. (c)    If you do not make any payment by the date it is due, we may send you a reminder by email. If you do not make the relevant payment within 14 days of the date it is due, we will assume that you wish to cancel your booking. If this happens, your booking will immediately be cancelled and the cancellation charges set out in paragraph 4(b) will apply.

(d)    Paying for the cottage should be by PayPal or any other means of electronic payment that we agree with you in the confirmation email.

 

3.    Services

The price for the cottage includes all charges for water and electricity.  

It does not include the cost of fuel for the logburner.  

We will provide you with a small quantity of logs on arrival to get you started.  

If you use any logs from the logstore please replace them so that there is a supply roughly equivalent to the supply when you arrived.

4.    If you want to cancel your booking

(a)    If you wish to cancel a confirmed booking you must let us know by email. Your booking will be cancelled with effect from the day we receive your email notification.

(b)    The closer your cancellation is to the start of your booking, the less likely we are to recover the cost of your booking by re-letting the cottage to someone else. We therefore reserve to right to charge cancellation charges as follows by reference to the number of days before the rental start date and the total amount payable for the booking as set out in the confirmation email:

•    More than 180 days, £25 cancellation charge

•    180 to 60 days, 33 per cent. of the total cost

•    59 to 30 days, 50 per cent. of the total cost

•    29 to 8 days, 75 per cent. of the total cost

•    7 days or less, 100 per cent. of the total cost

 

5.    If you want to change your booking

(a)    If you want to change your booking you must let us know by email as soon as possible.

(b)    Whilst we will do our best to accommodate you, we cannot guarantee that we will be able to meet any request for changes. Please note that it is not possible for us to change bookings less than two months before the start date.

(c)    If we do change your booking, you must also pay us any additional rental costs due as a result of the change – we will confirm the amount of any additional rental costs due at the time we change your booking.

 

6.    If we need to change or cancel your booking

(a)    We do not expect to have to make changes to your booking, however sometimes problems happen and bookings have to be changed or cancelled. We will only change or cancel your booking if necessary to perform or complete essential remedial or refurbishment works or for other reasons unforeseen at the time you made your booking which are beyond our reasonable control.

(b)    If we do need to cancel your booking, we refund you the total amount you have paid us for the booking and no further charges will be payable.  We will not however be responsible for any other losses you may suffer.

7.    Visitor standards and behaviour

(a)    You will be provided with a welcome pack at the cottage that contains important information about your stay with. Please ensure that you and your party read the welcome pack carefully on arrival. You must also ensure that you and your party familiarise yourselves with the layout of the cottage and the location of the fire exits.

(b)    You must only use the cottage for the purposes of your holiday. You must not use the cottage for any other purpose, including for any business purposes.

(c)    You must keep the cottage and its contents clean and tidy and leave them in the same condition as when you arrived.

(d)    You must not use the cottage, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities. We would also ask you to be respectful to our neighbours and not to cause any nuisance or annoyance during your stay.

(e)    Smoking is not permitted in any part of the cottage.

(f)    The logburner must be used only with properly seasoned wood.

(g)    Up to two well-behaved dogs are permitted at the cottage but please note that due to the size of the cottage that it is not suitable for large dogs.  You must tell us at the time of booking if you wish to bring a dog.  Please observe the following simple rules:

•    Dogs are not in any circumstances allowed upstairs or on the beds.

•    Dogs are not allowed on the sofas.

•    Please bring your own dog bed(s).

•    Please ensure that all fouling is cleared up.

•    Do not leave dogs alone in the cottage at any time.

(h)    Unfortunately, no other domestic pets are permitted at the cottage.

 

8.    Maximum occupancy

The cottage sleeps a maximum of six.

You must not bring additional camp beds to the cottage or allow tents, caravans or campervans at the cottage.

9.    Damage to the cottage or its contents

(a)    If you discover that anything is missing or damaged on arrival at the cottage you must notify us immediately by email. If you do not notify us we will assume that you caused the relevant damage or loss.

(b)    You will be responsible for the cost of any damage you or your party cause to the cottage or its contents.

 

10.    If you have a problem or complaint

We take care to ensure that our cottage is of a high standard. However, if you have any problems with the cottage, please contact us immediately and give us the opportunity to resolve it.

 

11.    Our rights of access

(a)    We or our contractors may need to access the cottage if there is an unforeseen problem or to perform certain routine checks. If this happens, we will do our best to let you know in advance of the date and time that we will need access.

(b)    If your stay with us lasts more than seven days, we or our contractors will need to access the cottage in order to clean the cottage and to change the linen.

(c)    If we do need to access the cottage for any reason we will always try to access the cottage at reasonably convenient times (other than in the event of an emergency).

12.    Check in and departure

(a)    Your check-in and departure times will be set out in your confirmation email. Normally, check-in is available from 4pm on the first day of your stay and departure is required before 10am on the last day of your stay.

13.    Governing Law

These terms and conditions are governed by English law. You and we both agree to submit to the exclusive jurisdiction of the English courts. 

Please read these terms and conditions carefully before making your booking.

1.    Your booking

(a)    Your contract with us to rent Bert's Cottage will begin when we send to you a booking confirmation email. Your contract with us will be on the terms set out in these terms and conditions.

(b)    The confirmation email will set out the dates of your booking, the total amount payable for your booking and the dates on which payments are due.

(c)    You, as the person making the booking, will be responsible for all members of your party. You, as the person in charge of your party, must be at least 18 years old at the time of booking.
